Two luxury new build homes in an envious setting
A & J Property Management asked us to replace the tired house in Oakham, Rutland with two generous new build homes with some wow factor that would appeal to an upmarket client.


Reducing planning friction
Before A & J Property Management talked to HEM Architects, they used a friend to submit a pre-application. But it wasn’t overly positive and there would be some clear challenges if they were to progress the plans.
We were able to successfully negotiate with the local planners the issues they raised around trees, building orientation and views from the village.
We were able to guide the planners through the design and achieve approval for the two new homes, with a slightly larger footprint than originally had been proposed.

Our staged pre-app process achieved planning on first attempt and we were able to achieve 20% profit on their investment.
Twin homes with their own identity
The homes are close to identical but with some subtle differences to ensure the project would come within the budget and would be profitable.
One of the homes has a breathtaking entrance and hallway that is flooded with light from the celing roof lights, with a floating staircase that carries you to the upper floors. This home would be immediately sold, and so needed the wow factor that potential buyers would be looking for including a large garage with electrical charging for two vehicles.

In both homes there’s a fantastic open plan kitchen and dining areas are modern and comfortable with a superb connection to the patio and garden.
The bedrooms have beautiful views over the rolling fields out of Oakham.
