A modern design in a sensitive setting
This new build is Lee and Jaclyn’s dream home. Situated in the small rural village of Brattelby near Lincoln, it is light, spacious, and the perfect setting for Lee and Jaclyn to raise their young family.
Our design made careful use of Lee and Jaclyn’s tight budget. The house has a simple, barn-like form that makes the most of its modest floor area and would be cost-effective to construct.
We carefully allocated the budget to features that we knew would bring moments of joy to their home. There is a dramatic, double-height entrance hall and a luxurious main bedroom suite that takes full advantage of the surrounding views.
Lee and Jaclyn purchased the site, in a conservation area, with planning permission for a standard house. We then worked closely with Lee and Jaclyn to design a contemporary alternative that would suit their needs. We also worked with the local authority and a conservation consultant to achieve planning permission.
Our design, whilst contemporary in appearance, takes inspiration from its surroundings. The gable ends are designed to look like a barn, and the roof pitch matches other buildings in the area. A carefully chosen palette of materials reflects the rich tones of the village.

We designed the house to be extremely warm and comfortable to live in whilst using very little energy compared to a typical new-build house. The house will comfortably meet the AECB Performance Standard.
We have been guiding Lee and Jaclyn through every aspect of the self-build process, making sure they get the most out of this once in a lifetime process. They recently moved in, and whilst there’s still work to do, Lee and Jaclyn already feel at home.
